Terms & Conditions

A returnable deposit of £1,000 made payable to H Montlake & Co.
(the vendors solicitor) secures a unit subject to exchange of contracts within 28 days, with completion to be 28 days thereafter. 
 

No vehicle repairs, bodywork, MOT centres or spray shops will be allowed on site.
 

All occupiers will be expected to use wheelie bins for their rubbish.
 

No skips allowed on site (unless in designated areas).
 

All units will be identified by number only. Numbers will correspond to names on a main board at the entrance to the site.
 

No signs (neon or plastic) to be attached to the facia of the premises.
 

Purchasers will be allowed to construct a shop front (for trading purposes) displaying names etc. behind their roller shutter door.
When the shutters are down, all units to be uniform.
 

All common parts to carry a service charge, exact figures to be agreed.
 

Units will be allocated car parking spaces (amount pro rata to the size
of the unit) which will be located as close to the units as possible.
Spaces will be marked and numbered for identification purposes.
 

Occupiers to be responsible for their own electric, water and gas connections and insurance from exchange of contracts.
 

A management company will be formed and the shares in that company will be divided between the units.
